About LeasePatrol
LeasePatrolreads your apartment lease against your state's landlord-tenant law and tells you, in plain English, which clauses don't hold up and what to do about them.
Why it exists
Most renters sign a lease the landlord wrote, often in a hurry, in a market where someone else will take the apartment if they hesitate. Many leases contain clauses that state law makes unenforceable: late fees that start too early, repair costs shifted to the tenant, deposit deductions the law doesn't allow. Few renters know which ones, because the answer depends on the state, sometimes the city, and law that changes.
A lawyer can answer that, but a lease review costs far more than most renters will pay before signing. General AI chatbots are free but answer from memory, and on landlord-tenant law they regularly cite rules that don't exist. We built LeasePatrol to sit between the two: fast and affordable, and tied to the actual statute every time.
Who we are
LeasePatrol is built in Boston, where the September 1 moving rush puts thousands of renters in front of a lease at once. We cover leases in California, Florida, Illinois, Massachusetts, New Jersey, New York, Rhode Island, Texas, Washington, and we add a state only after its law database is built from official sources and tested.
We're a software company, not a law firm, and we don't give legal advice. What we give you is the rule, the source, and a clear next step.
How we check leases
Every finding has to cite a law from our database for your state, built from official government sources, or it's dropped before you see it. The full process, including how we test each state and what we don't cover, is on how we check your lease. You can also see a sample report.
How we make money
The scan is free and shows you the first flagged clause in full. The full report and Action Kit cost $8.99, one time, with no subscription. That's the whole business. We don't sell personal information, and your lease file is deleted as soon as the analysis finishes (see the privacy policy).
